Property Manager
The Property Manager is, quite simply, the business operator of a multi-million dollar investment. The Property Manager is responsible for the day-to-day operations of one or more properties with the end goal of maximizing the asset values for the property owners. Job duties include customer service, leasing, marketing, accounting, administration duties, and cost control.
The Property Manager reports directly to the Regional Team Leader.
Regional Team Leader
The Regional Team Leader is the supervisor of typically one to five Property Managers. He or she is responsible for the financial performance of a portfolio of commercial real estate. A Regional Team Leader’s job duties include:
- Hiring the Property Managers, conducting training and supervising performance.
- Assisting with the preparation of an annual property budget, increasing income, maintaining expense control which result in a positive effect on Net Operating Income (NOI).
- Coordinating advertising and marketing materials. Maintaining competitiveness in the marketplace.
- Adhering to state and local laws.
- Conducting weekly on-site reviews to assist the Property Manager in evaluating and resolving challenges at the property.
Regional Team Leaders are usually promoted from the Property Manager position. Seniority with the company doesn’t play as large a role in this promotion as does performance and demonstrated leadership ability.
MIT - Management in Training
Goals of program
Our company’s Management in Training (MIT) program was designed to introduce ambitious and talented people to the industry of property management and to prepare them for a career with our company. Our end goal is to reward successful MITs with promotions to positions of middle and upper management with our company. Because we hire primarily from within, especially for positions of management, opportunities are limitless!
Career Track
The MIT will spend approximately three to nine months at a CTL apartment community working in the entry-level position of a Customer Service Representative (CSR). Primary job duties during this time period will include the following: leasing activities (working with prospective tenants on the phone and in person), leasing paperwork, basic computer skills, and customer service. We expect that a MIT will be ready for promotion to Assistant Manager after three to six months and to Resident Manager (CTL Management) or Property Manager (Focus Commercial) after six to twelve months. Again, these time frames will vary depending on the individual and the opportunities available within our company.
The MIT is expected to take the initiative and become familiar with all aspects of the property management industry. During this time, the MIT will receive in-depth hands-on training from an experienced Resident Manager or Property Manager.
At all times, promotion to higher levels of management will depend on the ability and initiative demonstrated by the MIT in his or her current assignment as well as on the availability of positions in our company. As our industry is cyclical, the ability to relocate to another region plays an important role in promotion opportunities.
Future levels of promotion include the position of Area Property Manager (APM - CTL Management) or Regional Team Leader (RTL - Focus Commercial), responsible for the management and financial performance of a portfolio of apartment communities/ commercial real estate, and other management positions in Randall Group subsidiaries.
Promote from within policy - based on results, not seniority.
Qualifications
The successful MIT candidate will be an organized and enthusiastic team player with the ability to work both independently and with others. Leadership skills and a strong work ethic are a must. Candidates must have a four-year degree, be willing to work flexible hours which will include weekends, and be open to relocating as the opportunities present themselves.
Training
Our initial goal is to move The Randall Group’s MIT program prepares employees for a position in middle or upper management with CTL Management or Focus Commercial. Training centers on the management of apartment communities and business parks. Future training may include acquisitions and development, etc.
We believe the most effective way to learn and to manage is to have a great deal of hands-on experience at all levels of management within our organization. Therefore, the MIT Program is structured to have each participating trainee work in all levels of management.
